Seperated by an open gallery sits our small but picturesque studio Espresso. Including a private terrace with grill & herb garden, it’s fully equipped and cosy with a wide view over the Umbrian landscape. Suitable for a couple or a single person.

A cosy room that offers: in summertime floor cooling and in wintertime floor heating; an extra large double (size160-210 cm); and, a private bathroom. Kitchen with Quooker ( hot, cold and boiling water), dishwasher, fridge, oven and induction hobs. 2 chesterfield chairs, coffee table and TV. The windows have insect screens. Outside a private terrace with seats and Barbecue. There is an incredible 13x7m infinity pool at 40m within the grounds of our own territory.
